Job Summary: The Engineering Coordinator works with the company’s outside engineers and internal department such as Land, Construction, Sales and Customer Service to successfully engineer and release homes for construction.

Duties and responsibilities:

Manage Outside Engineer and Surveyor

  • Compile all subdivision data for vendor: construction plans, address plats, architectural plans, deeds, soils reports, city codes,etc.
  • Monitor vendor on timeliness of foundation plans, plot plans, inspections, surveys, etc.
  • Perform quality control checks for foundation plans and plot plans.
  • Schedule surveying: blue stakes, start times and critical path
  • Print out engineering coming in from engineer
  • Print out architectural plans from KOVA (Software)
  • Log in permits including authorization and engineering check list.

 


Slab Start Releases

 

  • Incorporate Studio selects to such as patios, kitchen islands, 3rd car garage, cov’d balcony, etc. onto plans.
  • Verify legal description, house plan & dimensions, drops, utility conflicts, etc.
  • “Final” and “Release for Construction” starts and distribute plans to vendors, PM’s and Supers.
  • Review foundations and plot plans on daily basis
  • Review Daily Authorization list
  • Review accuracy of form, pre-pour, and final surveys

 


Coordinate with Internal Departments

Land Development:

 

  • Lot releases: determine house size, set premium on lots, determine right or left driveways, walk each lot and asses physical features such as trees, fire hydrants, electrical boxes, topo, etc…
  • Lot preparation fill issues
  • Driveway layouts
  • Tree preservation and/or removal
Construction (field issues):
  • Drainage
  • Slab issues (drops, etc.)
  • Flatwork
  • Slab elevations
  • Retaining walls
  • Tree removal

 

Customer Service : 

 

  • Drainage issues
  • Slab issues
  • Lot and flatwork issues and revision requests
  • Lot release verifications
  • Preliminary sketch layouts for potential buyers
  • Train new Sales personnel on plot plan (legal description, setbacks, exposures, flatwork, etc.)

 


Maintain Engineering Files

 

  • Plat Maps for all communities – Active and Closed-out Communities(5 years)
  • Construction Plan sets for all communities – Active and Closed
  • Lot Shells
  • Soils reports
  • All Architectural plans (currently 18 separate plan series)
  • Subdivision Requirements for all communities and municipalities (incl setbacks, impervious cover limits, plan series, masonry req’mts, fence, sidewalk, and driveway locations, minimum house size, etc…)
  • Lot Releases – all communities

 

 

 

Education/Certifications/Licenses

 

  • Associates Degree a plus 
  • Minimum 2 years experience assisting in planning, construction, engineering or other related fields.
  • Experience with plot plans and foundations a plus.

 

Knowledge, Skills & Abilities

 

  • Strong people skills, including the capability to handle various personalities and develop professional relationships.
  • Action oriented, with the drive to push projects and tasks to successful closure.
  • Good organizational skills.
  • Makes quick and accurate decisions based heavily on facts, data and/or metrics

 

Work Requirements

 

  • Must work 8-hour days (during core business hours) with flexibility for longer hours as needed
  • Must conduct business in a professional and ethical manner to potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company.
