JOB SUMMARY:     The Director of Purchasing is responsible for the daily operations of the Purchasing and all activities geared toward profitability and efficiency.  Primary focus is to manage the Purchasing team and processes including the AS400 system data, Direct Cost Reductions, and EPG program.  This position evaluates and creates processes for the department and facilitates the creation of action plans to achieve specific results.  Manages employee staffing, audits files, analyzes reports, and works with trade partners to maintain accurate product information.  Additionally has a direct line of communication with Corporate National Contracts on current national contracts and pricing.

Describe the duty/responsibility* % of time
Management of Staff / Goal Setting / Team Building
• In conjunction with division leadership, establishes Purchasing goals that support the business plan.
• Creates and implements purchasing processes and designs action plans to achieve desired results.
• Evaluates employee performance, provides continual feedback and ensures completion of training.
• Participates in staffing analysis and when necessary will conduct interviews and make hiring decisions.
• Recommends and participates in the termination of employees when needed.
• Creates a positive, motivating and challenging work environment to promote productivity.
• Ensures the Purchasing staff has a clear understanding of how their work impacts the organization and how they add value.
• Builds strong relationships with internal departments such as: Sales, Marketing, Studio, Construction, Customer Service, and Land/Forward Planning.
• Participates in monthly Operations meetings 30%

Process/Product Management and Improvement
• Oversees the bidding and contracting process to ensure they flow efficiently and adhere to KB HOME policies.
• Coordinates with other Departments to drive completion of product plans to ensure adequate time for the bidding process.
• Drive the bidding process so that all costs are negotiated to be cost effective, all-inclusive, and timely.
• Understands future business growth and conveys needs to Trade Partners
• Makes decisions to expand trade base and evaluates new Trade Partners
• Manages Trade Partner performance and facilitates resolution related to field delays or issues to meet cycle time goals.
• Resolves contract issues with Trade Partners.
• Facilitates New Product implementation and training.
• Works with senior leadership to evaluate design changes and option offerings.
• Monitors and communicates performance issues, price and product changes, along with strategy-impacting variables to division leadership

Directs Cost Reduction
• Partners with other Purchasing and Operations leadership to reduce direct costs.
• Maintains and reviews monthly direct cost budgets.
• Reviews and approves/disapproves/negotiates all requests for price increases from Trade Partners and suppliers
• Ensures that all necessary rebate data is compiled and submitted.
• Seek out and eliminate waste in processes, materials, and pricing.
• Participates in meetings related to design of new product or modification of existing products to offer Purchasing perspective and cost implications.
• Leverages national contracts and makes every effort to maximize rebate collection.
• Works with Architecture department to Value Engineer plan offerings.
• Reviews Purchase Order requests to ensure requests are not contractual items and that costs are valid 20%
AS400 and Options Management
• Works with sales, marketing, operations and studio employees to ensure all options are correctly reflected in the system and assist with VC improvements. (Includes pricing and availability per plan)
• Oversees the audit process for AS400 to ensure accurate information on all product offerings.
• Audits current plans in the system for accuracy and availability.
• Drives Studio Option pricing to meet or exceed VC and operating margin goals.
• Identifies all options (cost codes/trade codes) to be offered for a new community and communicate to the CPA group.
• Audits all BOM system data.
• Recommends new option programs and green initiatives. 10%
Community Involvement/Professional Networking
• Actively participates with the Southern Nevada Home Builders Association (SNHBA)
• Attends local jurisdiction meetings/workshops/training sessions to ensure that KB HOME is on the forefront of any changes proposed or being implemented
• Represents KB in community events for HOMEAID, the charitable arm of the SNHBA 5%
EPG Management
• Oversees all EPG data submittal for “as built” and “design” HERS ratings.
• Stays informed on all EPG related updates for implementation and compliance.
• Provide product information to the Purchasing team, Studio, Sales & Marketing teams.
• Provides implementation strategies. 5%
Note:  % of time should total 100%
-High School Diploma or Equivalent required
-Four Year College Degree preferred
-Retail Management certifications and/or licenses preferred

-8-10 years of proven purchasing experience in homebuilding
-Home building or related industry preferred
-Demonstrated leader within homebuilding industry or related industry

Knowledge, Skills & Abilities
-Strong experience in delivering high quality customer service programs.  JDP experience a plus!
-Understands market and industry trends
-Demonstrated leadership capabilities including motivating teams, employee development, and being results oriented
-Ability to connect with people, and develop and maintain professional relationships
-Action oriented, with the drive to push sales to successful closure
-Proven ability of being customer centric by seeking solutions from the customer’s perspective
-Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively
-Proven ability to lead and execute effective training sessions or conduct strong oral presentations
-Strong ability to work within a team-setting, inclusive of other’s ideas, and a willingness to cooperate
-Makes quick and accurate decisions based heavily on facts, data and/or metrics
-Proficient in Microsoft applications, including Word, Excel, PowerPoint and Outlook.  C3 or JD Edwards database experience a plus!
