JOB SUMMARY: The land development project manager will perform all technical aspects of site development management (Offsites construction management), tract acceptance & Offsites contract management over multiple regions. This position is also responsible for working closely and reporting to the Project Manager or VP of Land on all aspects of land development bidding and contracting tasks.  50 - 75% of the time in the field.  25 - 50% of the time in the office. This position is split between the Division office and field locations.

Site Development Management: (1) Prepare projected construction schedules if requested, implement, maintain and update construction schedules, (2) Schedule and conduct contract and scope of work briefing meetings, (3) Schedule and conduct pre-construction meetings with subcontractors, governmental agencies, utility companies, consultants etc., (4) Daily coordination of governmental officials and inspectors, consultants, subcontractors, construction staking providers in execution of site development tasks, (5) Monitor subcontractors’ work and/or utility companies’ work for compliance with construction schedule and workmanship, and (6) Provide updates as requested.
Tract Acceptance and Bond Exoneration: (1) Schedule and participate in municipal inspections to achieve final acceptance of improvements, (2) Address municipal punch-list items for tract acceptance, (3) follow-up with municipal agencies to obtain final sign-off letters for bond exoneration, and (4) participate in bond exoneration meeting as necessary.
Bidding & Contract Management: (1) Prepare Bid Forms, Bid Spreads, Bid Analysis & Recommendation for Bid Awards to the Project Manager for Approval, (2) Contracting Drafting & Administration, (3) Review and approve subcontractors’ and consultants’ progress billings, (4) Review and negotiate subcontract change order requests and provide recommendation for approval or denial, (5) Provide cost impact to budget due to change orders and participate in monthly land development budget update meeting, and (6) Provide projection of upcoming extra work and report to the Project Manager its cost impact to the budget at all times.
Special Assignments as may be required, such as management of project account receivable, preparation of request for reimbursement package, assistance in bidding special projects etc.

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education: College Degree preferred.  Degree in Civil Engineering or Construction Engineering & Management is ideal.

Experience: The ideal candidate will have 1 to 3 years of site development construction management experience.

Knowledge, Skills & Abilities: Proficient in using Microsoft Office Suite and Microsoft Project Scheduling Software or equivalent.  Good with numbers.  Good written and verbal skills, detail oriented with good follow-up skills, good people skills and problem solving skills are required.  Ability to take initiative and be a self starter is a must.  Able to multi-task is a plus.  Willingness to travel is required.  Must be familiar with blueprints, grading plans, improvement plans, landscape plans etc.
