JOB SUMMARY:

 

The Land Associate is responsible for assisting the land acquisition department in acquiring raw land or finished lots that support the Divisions market strategy and business plan.This includes feasibility, preparing market research reports as well as scouting possible land deals.

 


Education/Certifications/Licenses

  • Bachelor’s Degree required. Prefer degree in related field (Business, Construction Management, Engineering, Planning, Government Relations and/or Finance)

 

Essential Duties and Responsibilities 

 

  • Establish direct relationships with potential buyers (brokers, land owners) 
  • Initiate land deals and start preliminary negotiations 
  • prepare offers and submit Letters of Intent (LOI) 
  • Preparation of financial proformas to determine the viability of proposed land acquisitions 
  • Create reports from Market Research Software or internal databases to define competitors, market activity, and competitor performance 
  • Research and analyze consumer preferences for product using internal market surveys or other data sources as needed 
  • Post-Acquisition - maintain financial proformas to assess ways to enhance performance of existing communities and to report actual performance 
  • Site visits - conduct preliminary site visit and analysis for feasibility 
  • Analysis - prepare market studies which includes risk analysis, due diligence, and financial review 
  • Assist with preparing Land Package (to include proformas) for submittal to Corporate Land Committee 
  • Assist the Land Acquisition team in preparing the Market Strategy report annually 

 

Experience

 

  • 4-5 years of direct land experience required
  • Market research experience required

Knowledge, Skills & Abilities

 

  • Action oriented, with the drive to push deals to successful closure
  • Makes quick and accurate decisions based heavily on facts, data and/or metrics
  • Strong technical and analytical skills
  • Ability to negotiate and influence important decisions
  • Strong ability to work within a team setting, inclusive of other’s ideas
  • Strong verbal and written communication, with the ability to take complex concepts and communicate succinctly and accurately
  • Proven ability of being customer centric by seeking solutions from the customer’s perspective
  • Must be proficient in Microsoft Suite (at least intermediate level). Advanced Excel Skills required
