Job Summary:
This position is responsible for assisting the Manager of Land Development, VP of Land, and at times Land Acquisition staff in coordinating a wide range of critical tasks across the Colorado Division that invloves contractors, vendors, suppliers, as well as numerous jurisdictions related to the Land Acquisition, Planning, and Development function.

Duties and Responsibilities:

  • Manage administrative and accounting related functions including preparation of contracts, processing of invoices, updating of budgets, lot master (AS400) data entry, accounts payable, performance bond process and reporting, fee payments and budgeting.  Facilitate proposal process and issuance of work agreements. 
    • Maintain land budget updates in the AS 400 system based on discussions with project managers.
    • Manage the performance bond process.  Work with project managers, civil engineers and the appropriate jurisdictions to determine bond requirements for obtaining new bonds.  Track all outstanding bonds and work with jurisdictions and contractors to manage the timely exoneration of bonds.  Assist with updating budgets accordingly if bond is still in process.
    • Perform all aspects of contracting tasks including contract set-up, contract drafting, updating contract/bid trackers, making sure that signed contracts are in place, sending out bid award letters, and change order management.
    • Set up new vendors and enroll vendors in KB's wrap insurance policy.  Work closely with the RAC/ Risk Management to trouble-shoot all vendor setup issues, wrap insurance renewal issues, master agreement issues etc.
    • Code & process contract progress payments, retention billings, and utility billings for review and approval. Reconcile and research contract accounts for final payment settlement. Work closely with RAC to track payment status and/or resolve non-payment issues for vendors. 
    • Assist Land Acquisition department in tracking, preparing and submitting payment wire requests
  • Facilitate and coordinate storm water and erosion control maintenance and management.
    • Managing storm water planning process-work with consultants and drive state and local permits
    • Set up stormwater and erosion control maintenance contracts.
    • Process payment invoices and monitor ongoing stormwater and erosion control management costs.


Education/Certifications/Licenses     

  • College Degree in Accounting/Finance Required or Equivalent work experience


Experience

  • 1-3 years of experience in project accounting
  • Experience within the land development acquisition, planning or development function is an advantage          


Knowledge, Skills & Abilities

  • Position requires excellent people skills coupled with the ability to effectively manage multiple projects to meet critical deadlines. Must be detail oriented. Position requires the ability to create and manage a variety of spreadsheets including the use of the AS400 software.


Work Requirements

  • Position may require periodic travel to project sites.  Periodic increases in work load may require additional hours be worked on a given day beyond that of a normal work day.
