JOB SUMMARY:     The Assistant Manager of Studio splits their time between studio sales and assisting management with supervising staff (pending division size) and/or business reporting duties.   Conducts buyer appointments with the goal of educating/selling options and updating company databases with final selections.  Assists studio leadership with supervising staff, auditing files, generating business reports, and working with trade partners. 

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Studio Sales
•Greets buyers in the Studio showroom and conducts initial, additional browse, and final appointments.
•Shares product knowledge with buyers and actually demonstrates product offerings where applicable. 
•Accurately enters buyer’s options into KB Home’s customized database and completes all necessary paperwork for the file.  
•Maintains all required sales files.
Management of Studio
•Supports a positive, motivating and challenging work environment to promote sales performances.
•Under the direction of senior studio leaders, helps to create policies and procedures to enhance Studio performance.
•Co-manage rollout meetings and related process changes with appropriate employees/departments and/or vendors.
•Assists with scheduling rollout meetings and providing product information updates
•Communicates implementation strategies.
•Assists with the selection of new hires, conducts interviews.
•Supervises daily tasks of team members (if applicable) and provides performance feedback.
•Reinforces Studio sales process to meet VC and operating margin goals.
•Monitors all CSI standards and provide results to senior leadership.  
•Works with studio team and customers to resolve customer service related issues in a timely fashion.
•Makes sure all prospects and existing customers are called on a regular basis. 
Community Planning
•Use sales data and market research data to make option selections to be shown in models.
•Follow and implement corporate model merchandising guidelines.
•Work with management, vendors, designers and internal departments to set spec levels.
Product/Options
•Work with sales, marketing, operations and studio employees to ensure all options are correctly reflected in the system, models and on display in the studio.  
•Assists with VC improvements including reviewing pricing, take-rates, and availability per plan. 
•Audits KB Home’s customized database for accurate information on all product offerings
•Audits current plans in the various systems for accuracy and availability 
•Audits product offerings in models and studio displays
•Works with appropriate departments and leaders to drive the set-up and maintenance of communities as it relates to studio offerings. 
•Communicates discrepancies to appropriate departments and/or corrects
•Routinely shops the competition for pricing information
•Provide miscellaneous administrative support as needed.

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:
Education/Certifications/Licenses      
-High school degree or equivalent required
-Associates or Bachelors degree preferred

Experience 
-5-7 years of retail experience with a homebuilder or similar industry required
-Managerial or supervisory experience in service orientated role highly preferred

-Strong ability to work within a team-setting, inclusive of other’s ideas, and a willingness to cooperate
-Makes quick and accurate decisions based heavily on facts, data and/or metrics
-Proficient in Microsoft applications, including Word, Excel, PowerPoint and Outlook.  

Work Requirements 
-Work 8-hour days with flexibility for overtime when necessary
-Working weekends is required
-Local travel required
-Conduct business in a professional and ethical manner to potential buyers, trade partners, and coworkers to reinforce goodwill and profitability for the company
