JOB SUMMARY:  The Marketing Director is responsible for driving marketing plans and new community openings for the division’s new home communities.  The Marketing Director will work closely with the DP and Sales Leaders to ensure that all communities have the necessary materials and traffic levels to support sales efforts on time and under budget. 

  • Strategic Marketing: Develop, recommend and oversee the implementation of annual and long-range strategic programs to support Division’s new and existing communities. 
    • Regularly collect, analyze and summarize marketing data and trends to learn more about our customers and our market share in order to enhance current marketing efforts or seek new programs. 
    • Provide a clear strategy for marketing efforts for new communities, underperforming communities, BTO/QMI sales and overall brand awareness. 
    • Find new and innovative ways to build KB’s brand, increase brand awareness, and develop new opportunities for customer outreach
    • Communicate plan with Corporate Marketing, Starcom, RSM’s and Division leadership.
  • Marketing Budget: Plan the annual Marketing budget with quarterly updates. Maintain budget monthly to show actuals. Execute the division’s marketing budget including event planning, promotional materials, and other outreach methods.
    • Approve all invoices and ensure coding is correct
  • Marketing Promotions: Work with corp marketing and sales leadership to create, plan, and execute customer and Realtor promotions and events to increase brand awareness and drive qualified traffic to communities. 
    • Based on analysis, create customized marketing programs for each specific community with a focus on action plans for underperforming communities.
    • Review and select corporate approved promotional materials to support promotions and events.  
    • Coordinate advertising plans including budget, advertisers, approved promotional material, creative direction, etc to Corporate Marketing and Starcom. 
    • Use social media to increase brand awareness and engage current and future homeowners
    • Oversee the collection and analysis of promotional data to measure the effectiveness of marketing events and programs.
    • Communicate annual and quarterly marketing “calendar of events” for the Division leadership.
  • New Communities Process: Launch new communities from Land Book approval to grand opening through continual coordination with various Corporate and Division departments.
    • At time of Land Book, review and adjust model budget as necessary to support marketing strategy.
    • Update Land Book buyer profile, product, specification level and models based on current market/buyer data.  Utilize Corporate Research team and Marketsight data to fully evaluate strategy. 
    • Communicate product, model recommendations and complex layout, including any deviations from Land Book, with VP, Architecture for feedback and approval.
    • Provide direction and buyer profiles to interior designers and coordinate completion of option selections according to Good-Better-Best guidelines.
    • Insure model designs meet with Corporate guidelines based on feedback and review from Corporate Merchandising Manager.
    • Provide model plot plans to landscape architecture to begin preliminary model landscape design.  Review design with VP, Architecture prior to finalization
    • Kick off advertising efforts to support intent process: signage, coming soon emails, webpage, bluefish interactive.
    • Kick off marketing efforts to support sales office: touchscreen interactives, sales office graphics, on-site signage.
    • Develop construction books prior to model start.  Include the following: option contracts, sales office plans, landscape plans, exterior color schemes, paint and trim details.
    • Walk models during construction process: frame walk, hardscape walk, model completion walk, designer install walk.
    • Attend weekly new community development meetings.
    • Drive the process of new community opening including new model merchandising from design to install of models as well as sales office installation.
    • Assist with the coordination and development of display materials and signage for communities
    • Participate in design presentation meetings, frame walks and final model walks
    • Oversee interior design and other third party vendors 
  • Team Development: Grow marketing team by identifying performance gaps and development opportunities.  Provide training and coaching solutions to narrow gaps.  Ensure all individual required training is completed, with a heavy emphasis on the KBNxt Business Model.Conduct regular team meetings to discuss goals, results, and strategies, celebrate successes and share debriefing plans. 

  • Bachelor’s Degree in Marketing, Communications, Business or Management required
  • Minimum 7 years of in-house corporate or agency experience in Marketing (national, regional, and/or local)
  • Minimum 5 years experience managing a department/team.
  • Prior experience in Real Estate industry preferred, preferrably in Residential Homebuilding

Work Requirements 
  • 30% local travel required
