The Director of Sales is responsible for Division sales staffing, training, and administration for projects in the southern part of the division territory – specifically Santa Clara, San Benito and Fresno counties.  The Director of Sales will establish and communicate Division/Community sales objectives, goals and achieve successful results.

POSITION SUMMARY: 
  • Responsible for leading all new home sales activities for the Division, specifically in the Santa Clara, San Benito, Santa Cruz and Fresno counties.
  • Lead Regional Sales Managers to attain team performance goals 
  • Driving Sales results and managing 10-14 Sales team members 
  • Responsible for competitive market analyses for new land acquisitions and existing communities 
  • Effectively work cross-functionally with executive teammates in Land, Finance, Studio, Purchasing, Construction, Architecture, and HR to achieve Division's business objectives Communicate daily, weekly, monthly, quarterly with Sales Agents regarding sales production demands, goal setting, product knowledge, corporate items, etc.
  • Disseminate sales, marketing and product information to Sales Agents
  • Prepare sales numbers quarterly and continually monitor sales activity making pricing recommendations to the SVP Sales and/or Division President 
  • Set-up and conduct sales meetings sales team weekly 
  • Enforce company policies, upper management directives and resolve miscellaneous problems 
  • Visit each community weekly, with expected time in field 3 days per week
  • Develop and execute broker outreach programs 
  • Work closely with the sales team to ensure open communication on all matters; develop a strong environment conducive to proactive resolution of issues and strong commitment to selling a quality product
  • On call 7 days a week via cell phone for sales team 
  • Handle customer's problems and concerns with Sales Agents 
  • Assist in problem solving of sales and closing issues between all parties, i.e. Escrow, Studio, Construction, Customers, Homeowners, etc. 
  • Mentor Sales Agents by providing leadership, ongoing development, and strong learning experiences while establishing goals and coaching performance to meet business targets
  • Conduct and/or contribute to monthly/quarterly/annual performance reviews
REQUIREMENTS: 
  • Must have five years’ experience in the production homebuilding industry and a minimum of three years proven success in managing, training, and motivating top sales representatives 
  • Previous experience in sales management for a national homebuilder (preferred) 
  • Skilled in recruiting and retaining "A" level sales professionals 
  • Long track record of leading and developing teams ensuring a "bench" of talent is available for promotion 
  • Bachelor’s Degree (preferred) 
  • Local candidates preferred 
  • Excellent communication skills, verbal and written, as well as strong organizational and interpersonal skills 
  • Must be able to meet deadlines while maintaining a professional attitude, deal effectively with confrontational situations and maintain objectivity with homeowners, fellow division team members, and in all public relations 
  • Excellent computer skills including advanced Word, Excel 
  • Requires resourcefulness, patience and clarity and strong management and motivational skills 
  • Real Estate license required
