JOB SUMMARY: Responsible for execution of all aspects of land development functions pertaining to land development procurement, including but not limited to preparation of bid packages, bidding, bid analysis, contracting, contract administration, project reimbursement (account receivable) and providing assistance and supports on project due diligence and feasibility study tasks. Ultimately responsible for the departmental performance, result and achievement with respect to the various KBNXT goals.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Strategy Under the direction of division leadership: - Implement land development procurement and contracting policies for the department and design action plans to achieve desired results
- Assist with establishing land development procurement goals that support the business plan
- Recommend process improvements, and implement final solutions to continually improvement land development results
- Builds strong relationships with internal departments such as: Land Acquisitions, Forward Planning
Due Diligence & Feasibility Studies - Interact directly with land acquisition in due diligence and feasibility studies, land development risk analysis and assessment, setting preliminary land development budget (including pre-development budget for land development-controlled consultants) for acquisition of new properties
Land Development Procurement & Contract Administration - Prepare Bid Package and Scope of Work
- Prepare Bid Form, Bid Spread, Bid Analysis & Recommendation for Bid Award Sign-offs by SVP Land Development and SVP Finance.
- Meet with Land Development Team to review projects’ bid tracker and bid status on a weekly basis
Project Reimbursement - Prepare and compile project reimbursement packages and track reimbursements on a monthly basis
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:
Education: - BS in Civil Engineering or Construction Engineering & Management preferred.
Experience: - The ideal candidate will have 2 – 5 years of land development construction management experience.
Knowledge, Skills & Abilities: - Proficient in Using Microsoft Office Suite (Especially Excel) and Microsoft Project Scheduling Software or equivalent.
- Good with numbers.
- Good written and verbal skills, detail oriented with good follow-up and follow-thru skills, good people skills and problem solving skills are required.
- Ability to take initiative and be a self starter is a must.
- Multi-task is a plus.
- Willingness to travel is required.
- Must be able to read and understand blueprints, grading plans, improvement plans, landscape plans etc.
COMPENSATION AND BENEFITS: - Base Salary: The expected base salary range for this position is $120,000 – 160,000 per year depending on experience, paid semi-monthly.
- Bonus: This position is eligible for a discretionary bonus.
