JOB SUMMARY:  The VP of Land Development and Forward Planning is an expert in land development and forward planning. The VP will own the strategy and execution of the business plan for the Phoenix Division as it relates to development and forward planning.  He/she will be responsible for executing all development and planning functions for single-family projects with a focus on feasibilities, planning, entitlement, financial analysis, and overall management of the land development process. Will manage the Development and Forward Planning team to ensure they are set up for success through oversight of all recruiting, training, performance management and retention efforts. 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Land Development and Forward Planning Management
  • Oversee the due diligence and feasibility process by thoroughly reviewing civil, architectural and floorplans. Drive timely completion, quality and cost effectiveness pre and post-acquisition. 
  • Assess land development risk, set initial land development timeline and budget for acquisition of new properties.
  • Involved in product specification, house/lot design and any other relevant project that will increase profitability for the company.
  • Work hand-in-hand with the Division President and Land team to underwrite new development opportunities including identifying market-specific economic and demographic data, rental data, construction cost estimates, local permit and fee costs and local supply and demand statistics.
  • Overseeing and implementing all facets of the development process including planning, design, entitlement and site development.
  • Preparing, maintaining and monitoring project budgets and preparing monthly project development reports.
  • Preparing and maintaining the financial projections, CFD requests and related analyses for the development and operation of the projects.
  • Work with NAPA to develop financial projections and other modeling necessary to drive optimal financial returns for all projects.
  • Prepare and update development schedules.
  • Schedule and conduct pre-construction meetings with subcontractors, governmental agencies, utility companies, and consultants  
  • Directing the internal project team and outside professionals in creating an effective strategy for the success of the projects and implementing that strategy.
Strategic Vision and Goal Execution
  • Provide regular updates to senior leadership on all goals in terms of the achievement/progress via scorecard metrics or other tools.  
  • Exhibit strong collaboration with all functional departments, including the finance, construction and sales teams and overall business goals.  
  • Strategic involvement in setting product sizes and types, market analysis, new community openings, and community involvement.   
  • Assist with the Division’s land acquisition strategy on the feasibility side. 
External Market & Trade Partners
  • Conduct regular competitor and market analysis staying abreast of all market and industry trends and issues. 
  • Cultivate strong relationships with local agencies, builder partners, and various trade partners to meet all divisional goals. 
Performance Management 
  • Establish performance goals for the Development and Forward Planning team and continuously monitor. 
  • Identify team performance gaps and development areas, and offer training solutions to narrow the gap. 
  • Conduct regular team meetings to discuss goals/strategy, celebrate successes, and share best practices.
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education 
  • Bachelor’s Degree required in Public Planning or Civil Engineering (or similar discipline).
Experience 
  • 10+ years of management level experience in land development and forward planning in homebuilding, residential real estate, or related industry required in Houston
  • 5+ years of proven land acquisition experience preferred 
  • 5+ years of financial experience or financial background preferred
  • Direct experience leading a land development team and managing multiple projects at a time is required
Knowledge, Skills & Abilities 
  • Technical expert of environmental planning, master planning, platting, and civil engineering. 
  • Proven experience in developing and executing tactical development plans
  • Understands market place and industry trends
  • Proven negotiation skills, and prior experience coaching others in the art of negotiation
  • Ability to create and deliver presentations to small and large audiences
  • Strong verbal and written communication, with the ability to take complex concepts and communicate succinctly and accurately
  • Strong ability to work within a team-setting, inclusive of other’s ideas
  • Excellent organizational and project management skills 
  • Conflict and Change Management skills 
  • Strong Business Acumen 
  • Demonstrated leadership abilities, including strategic planning, being results oriented, and a strong team motivator
