JOB SUMMARY: Under general leadership by the VP, Purchasing, the Plans Manager will manage internal and external resources to meet the division’s community and product objectives. This role will be the primary liaison with KB Home’s corporate architecture team and seller’s design review boards, and with city planners in the plans submittal, review, and approval process. The Plans Manager will also participate in value engineering and cost savings initiatives, including making recommendations that drive value and customer satisfaction.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Plans Management - Set product development schedules and manage tasks to meet community startup commitments.
- Research and ensure compliance with city, HOA, and/or developer design criteria.
- Manage city submittal documents and process, including the creation, collection, organization, and submission of required specific design, architectural, structural, and mechanical drawings from their respective sources.
- Ensure plans and other technical documents are correct, consistent, and complete prior to handoff for use in bidding and construction.
- Provide and manage priorities to professional resources, including internal and external architects, engineers, and designers.
- Ensure periodic code updates are approved by local building departments prior to deadlines to keep production on schedule.
Estimating - Perform basic takeoff tasks (i.e. window schedules, flatwork, etc.) and manage external resources for complex takeoffs (i.e. consultants, lumber suppliers, etc.).
- Participate in field verification audits and frame walks.
- Provide input on value engineering and manage changes through completion and execution.
Other - Various projects and tasks, as required.
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:
Education: - High school education required.
- Bachelor’s degree strongly preferred in architecture, construction management, or other relevant discipline.
Experience: - 5 years of experience managing technical drawings and plans are required.
- 5 years of production housing product & process knowledge are required.
- 2 years of experience in managing building department planning submittals are required.
Knowledge, Skills & Abilities: - Must possess exemplary organizational skills, able to track and manage many complex processes simultaneously.
- Self-motivated and able to work in a collectively responsible team environment.
- Proficient in using MS Word, MS Excel, MS Outlook; Blue Beam or similar experience highly preferred.
- Exceptional communication skills necessary, both written and verbal.
- Excellent follow through; strong drive to get tasks completed on time.
- Good people and problem solving skills.
Work Requirements: - 10-15% local travel to communities and city permitting offices.
- Conduct business in a professional and ethical manner.
- Able to work a full workday in office with occasional additional time after hours.

COMPENSATION AND BENEFITS: - Base Salary: The expected base salary range for this position is $85,000-$100,000 per year depending on experience, paid semi-monthly.
- Bonus: this position is eligible for an annual discretionary bonus
