JOB SUMMARY: Responsible for managing the Construction & Customer Service team while maximizing profits and maintaining excellence through the kbEdge business model. Provide oversight to recruit, train, retain and develop talented employees within department. Lead in setting the Operations Team's vision, strategy and goals.
 
ESSENTIAL DUTIES AND RESPONSIBILITIES:

Drive and Achieve Business Operational Goals - Partner with all functional departments to promote a culture of accountability and lead teams to achieve all business model standards, non-negotiable and scorecard metrics. Assist the senior operations leader by developing strategy and business goals to deliver 100% complete/100% satisfied, "Even-Flow" and Community Team execution initiatives.
  • Oversee Daily Starts to meet or exceed Business plan weekly, Monthly and Quarterly.
  • Monitor slab starts, slab pours, frame starts, sheet rocks and finals to ensure daily movement.
  • Analyze and perform reviews to identify increase in cycle time and resolve issues timely to get back on track.
  • Ensure full utilization of centralized scheduling and daily call in of sequence numbers by all personnel.
  • Attend Tuesday and Thursday Priority Closing meetings and ensure accurate updates are provided by RCM's and identify action items and strategy to remove obstacles to customer closing.
  • Work with Trades Manager to resolve vendor/supplier issues timely.
  • Work with VP of Purchasing to reduce directs through value engineering, field verification of deliveries and Take off corrections.
  • Provide management oversight by driving the IFPO analyzation and reduction reviews.
  • Review internal and external issues that are hindering even flow production and delivery of homes and adjust and correct as needed.
Performance Management - Recruit, staff, train and retain construction roles through proper coaching and performance management on established metrics. Identify performance gaps and offer solutions to narrow the gap. Ensure all required training is complete, performance reviews are conducted, and bench players are placed on active Development Plans.
  • Review and assess all personnel monthly compared to WIP by community and position them for success.
  • Ensure weekly and monthly training on daily disciplines and critical functions is in place.
  • Demonstrate a Bias for Action and hold staff to same standard.
  • Demonstrate and inject the SEE IT, OWN IT, SOLVE IT, DO IT Culture
Customer Service - Continually strive for superior CSI ranking. Drive 100% Complete/100% Satisfied. Consistently monitor CSI scores by ensuring that as build times are reduced to target levels; customer satisfaction remains the primary focus and uncompromised by a shortened production schedule.
  • Ensure that all processes and procedure associated with obtaining and maintaining >95% CSI are in place.
  • Ensure timely completion of all warranty claims by construction staff within the 30 days post close of escrow timeframe.
Compliance with Documented Standards - Reinforce the execution of established safety programs including good housekeeping regulations, enforcing safe work habits, and observing OSHA and any state-level agency regulations. Provide leadership communication with various inspection agencies (public and private).
  • Ensure standards are upheld for Pre-Pour Meeting, Pre-Drywall Meeting, KB Final, Final Orientation and Customer Acceptance Signoff.
  • Ensure that Frame walks and KB Finals are signed off by RCM's to confirm compliance with plans, specifications, customer selections, stage completeness and that Quality Standard is being met.
  • Ensure that Safety, SWPPP and Housekeeping standards are maintained in all communities.
  • Ensure that all municipal and 3rd party inspections are clear prior to cover up or movement to the next stage.
  • Review and assess all processes and procedures and update or document as needed to keep all team members informed.
External Relationships - Maintain productive relationships with all vendors, trade partners and subcontractors and drive compliance with KB Home standards while ensuring all trade partners adhere to all scopes of work. Work with all members of the operation's team to consistently process all Purchase Orders, Change Orders and Invoices accurately and timely.
 
Reporting/Projects - Analyze and follow-up on performance gaps, including but not limited to: missed or late schedules by trade partners, poor adherence to standard KB Home schedules by production staff, and/or training gaps for trades and production staff. Continually review actual delivery dates against projected completions. Drive 100% daily reporting of accurate lot status by all individuals carrying homes, heightened focus on job ready/job complete. Participate on special projects including land packages, product specification, house/lot design, options packages and related projects.
 
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:
 
Education/Certifications/Licenses
  • High school degree or equivalent required. Four year College Degree preferred
Experience
  • 10-15+ years of construction experience in homebuilding
  • 10+ years of management experience; 5+ years of proven territory or multi-site management experience
Knowledge, Skills & Abilities
  • Strong experience in delivering high quality customer service programs
  • Demonstrated leadership capabilities including motivating teams, employee development, and being results oriented
  • Strong people skills, including the capability to handle various personalities and develop professional relationships
  • Action oriented, with the drive to push projects and tasks to successful closure
  • Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively
  • Strong ability to work within a team-setting, inclusive of other's ideas, and a willingness to cooperate
  • Proficient in Microsoft applications, including Word, Excel, Powerpoint and Outlook
Work Requirements
  • Ability to work a flexible schedule on a consistent basis, including evenings, weekend and holidays
  • Travel required 30% of time within the Colorado division and occasional training out of state 
  • Conduct business in a professional and ethical manner to potential buyers, trade partners, external officials, and coworkers to reinforce goodwill and profitability for the company

COMPENSATION AND BENEFITS:  
  • Base Salary: The expected salary range for this position is $170,000-$190,000 per year depending on experience, paid semi-monthly 
  • Bonus: This position is eligible for an annual bonus program and long-term incentive program
